Home Improvements Which Up Property Value

home improvementOnce you’re a home owner, you are now free to make whatever changes to that home you see fit (within reason, of course). However, if you are trying to improve your property’s value, and especially if you are planning on selling that home at some later date, there are some projects that will add value, and others that will actually take it away. Here are just five of the projects that can add serious value to your property:


  1. Heating, plumbing, and electrical. No one wants to move into a home that has centuries old plumbing and electrical systems. Even if these systems are just thirty years old, it still might be time for an update. The newer your heating, plumbing, and electrical systems are, the more you’ll be able to get for your home when you sell it.


  1. Replacing the garage door. Want to add instant curb appeal to your home? Replace the garage door. Dated garage doors, because they are such a huge part of your home’s façade, can really drag the entire appearance of your home down.


  1. Turning your attic into a bedroom. If your home’s attic already has the bare bones to make an attic bedroom a simple project, this is one home improvement that can add exponential value to your home. You’ll add an additional bedroom to your home’s count, which is great even if future buyers don’t use it as a bedroom. It’s finished, so it can just as easily be an office, library, entertainment room, or storage area.


  1. Updating your kitchen. Starting with the appliances is great, but a fresh coat of paint and new cabinets (or resurfaced cabinets) can really improve your home’s resale value. Most families spend quite a deal of time in the kitchen, and they want something beautiful and modern.


  1. Reseeding your lawn. If your lawn is starting to look a little thin, getting it green and full again can be a huge asset when it comes time to sell. Not only does a lawn make your yard look great, it’s the best turf for kids and pets, so buyers with kids and pets will like your home better if it has a great lawn.


Don’t make “improvements” just for the sake of making improvements—make the improvements that really do improve your home.
